What you get when you work with me

01

One shortlist, many developers

You tell me your budget and goal. I bring the best 3 options from several developers, compared on the same criteria.

02

Direct access to developers

I contact the developers' sales teams for you: current payment plans, launch lists and available units, without you chasing them.

03

The right unit, not just the right project

Floor, view, orientation, plot position. Two units in the same project can perform very differently.

04

The real numbers

Full cost (registration, fees, service charges), cash needed, monthly mortgage payment and net yield, before you commit.

05

A risk check before you pay

Project registration, escrow account, contract registration, and the developer's delivery record.

06

Support until you get the keys

Negotiation, bank introductions, paperwork follow-up and handover.

Dubai and Abu Dhabi in one conversation, so you can compare the two markets side by side.

A business operator's view of capital

Around ten years in performance marketing, customer acquisition and conversion optimisation — across luxury real estate, healthcare, education and e-commerce — taught me to judge capital by one question: how hard is it working, and what else could it be doing?

In one engagement, a client's conversion rate moved from 2–3% to around 9%. That's the lens I bring to every investment conversation.

Dubai and Abu Dhabi. Villas, townhouses and new launches.

Questions investors ask

Do you sell property?

My role is to help you reach the right decision. If you decide to buy, I'll explain clearly how the transaction is handled, which licensed party executes it, and any commercial relationship involved.

Can you guarantee returns?

No — and no one honestly can. I set out the factors that drive returns and risk so your decision rests on evidence, not promises.

I'm not sure I want to buy yet. Is this still useful?

That's the best time to start. Many clients begin with "should I buy at all?" — and some conclude they shouldn't, yet.

Is there a minimum budget?

The assessment is open to anyone. Detailed advisory is most useful for capital allocated at villa and townhouse level, as that's where our project coverage sits.

Do you work with business owners outside real estate?

Yes. Marketing performance, customer acquisition, conversion and scalability — with or without a property decision attached.

Which mortgage can I get as a resident / non-resident?

It depends on your residency, the property and the bank. Under UAE Central Bank rules, residents buying a first completed home can borrow up to 80% of the value up to AED 5M and 70% above that; off-plan purchases are limited to 50% and a second property to 60%. Non-residents can borrow from some banks, usually at a lower loan-to-value. Use the calculator for an illustrative estimate, then we check your numbers together. Open the mortgage calculator
